We undertake "full Building Surveys"
The aim of a full building survey is to put you in an informed position as to defects, maintenance problems, and health & safety issues. These will have both cost and time implications.
The RICS "Chartered Building Surveyor" is an expert in assessing the quality of materials and workmanship used in construction.
The site inspection considers the following:-
- Observable defects are investigated to determine the root cause and the damage to surrounding areas.
- Materials and workmanship are assessed with regard to maintenance over the foreseeable future.
- Health & safety issues are recorded.
- Repair methods and the costs involved for major defects are considered
- Client specific requirements such as forming new openings or renovation issues
- An overall view of the state of the property is formed
Reporting of Findings
The report includes:-
- A summary of the condition of the property in a brief statement with a cost that needs spending on the property to bring it into a good condition.
- The report is then divided into sections under headings such as Roof – External walls – joinery etc.. with an overview of the condition and a grading from "Excellent" to "Poor" at the beginning of each section.
- To further draw your attention to serious matters a Red dot is positioned in the margin, a green dot indicating no problem exists, and amber for the many matters that are in between.
- Within each section photographs of defects and comments outlining repair or renewal works are noted.
- In the Appendix a definition of the condition comments used within the report and a list of defects with budget prices for rectification.
- Although the report is usually 30 plus pages its layout means you can focus on the problems and defects as well as the all important Cost of Rectification

- Property details with an indication of size (m2).
- The property address
- Your contact details
Short notice surveys
It is often possible to arrange surveys at short notice
Fees
Fees will be quoted in Euros inclusive of travel and any taxes, a Sterling figure will also be given if required.
